- Gas water heater not lighting — Thermocouple failure, pilot outage, or gas valve issue. Usually repairable.
- Electric water heater cold — Often a burned heating element. Inexpensive repair if the tank itself is in good shape.
- Leaking tank — Once the tank is leaking, it needs replacement. There's no reliable repair for a compromised tank.
- Rusty or discoloured water — Tank corrosion. Replacement time.
- Tank over 10–12 years old — Even if it's running, a proactive replacement avoids an emergency down the road.
Standard Tank vs. Tankless
Both options have their place. Here's the honest comparison:
- Standard tank — Lower upfront cost, simple to install and service. The reliable choice for most homes. 40–60 gallon tanks cover most family sizes. Lifespan of 10–15 years with proper anode maintenance.
- Tankless (on-demand) — Higher upfront cost, more complex installation. The advantage: unlimited hot water, and you're not heating water you're not using. Better long-term operating cost, especially for natural gas units. Requires a higher-capacity gas line in many cases.

What We Install

Installation Process
- Drain and remove old unit.

- Inspect and replace anode rod.
- Test for leaks and proper operation.
- Dispose of the old unit.
